TO SEE A UNIT

We do not issue keys to vacant units. We will give you the address to drive by the area and see if you like what you see.  If you do and you're interested in obtaining an application, contact the office and make arrangements for a showing.  A showing agent will meet you at the property with applications and be ready to answer any questions you may have. PLEASE DO NOT DISTURB THE CURRENT TENANT(S).



WHAT IS NEEDED TO RENT AN APARTMENT OR HOME

1. Application: Each individual over the age of 18 must complete an application Information.
Married couples must fill individual applications.

2. Fees: At the time applications are submitted, a processing fee of $20 for each application must be paid. The processing fee WILL NOT be refunded. Credit cards and Paypal are not accepted.

3. Accepted Application: If your application is accepted, we require that the security deposit be paid IN FULL within 24 hours of your approval.

4. Rent: Rent must be paid from the day you move in through the end of the month. If you move in after the 25th of the month, rent for the following month must also be paid.

5. Whom will we rent to? We will not discriminate because of race, color, creed, national origin, marital status, age, sex, sexual orientation, source of income, or other forms of discrimination prohibited by the law. We do, however, have an obligation to accept only those applicants who are able to pay the rent, are willing to care for their residence, and are considerate of the rights of their neighbors.

6. We screen applicant on the following criteria:

a) Amount of income: As a general rule, gross monthly income should be at least three times the rent. If your income is less, then we will still consider your application if you can demonstrate in some other manner that you will be able to pay the rent.

b) Income security: The length of time at a job, and/ or the stability of other income sources. In general, we expect an applicant to have worked at the same job for about at least a year, or we may require a higher security deposit.


c) Past Problems: We check previous landlords and run a credit report on every applicant. If we receive poor references, we will deny the application or may require a higher security deposit.

d) Our first priority is to choose the best-qualified applicant. If there is more than one application on a unit, we will choose the first applicant that is completely qualified.

7.  PETS: Pets are seldom permitted in the properties we manage. Check our rental list for properties that allow pets.
